Important Documents to Check Before Buying a Property
Title Deed
The title deed proves that the seller legally owns the property. Check that the name matches and the chain of ownership is clear.
Sale Agreement
This paper has the terms of the sale. Read it carefully and confirm the price, payment plan, and possession date.
Approved Building Plan
Make sure the building plan is approved by the local authority. Unapproved construction can cause legal problems later.
No Objection Certificate
For apartments, check if the builder has required NOCs from fire, water, and electricity departments.
Completion and Occupancy Certificate
These certificates show that the building is safe and ready to live in. Banks also ask for these during home loan process.
